Booking your EICR around the July student changeover

In LS6, LS4, LS3 and LS2 many tenancies end and start within days. That short gap is the easiest time to test a shared house.

In Headingley, Hyde Park, Woodhouse and Burley (LS6, LS4, LS3, LS2) many tenancies end and start within a few days each summer. That short gap is the easiest time to test, because the rooms are empty and the power can go off without disturbing anyone.

When to book

If the retest date falls in the coming tenancy year, book the changeover weeks, roughly mid-June to early July, when the house is empty. A valid report must be in place before a new tenancy starts.

Shared houses have more to check

  • Licensed HMOs. Shared houses with five or more people from more than one household need a mandatory HMO licence from Leeds City Council.
  • Locked bedrooms. Every room gets tested, including each bedroom, the cellar and any attic room. We’ll need keys or a contact for each locked door.
  • Fire alarms and emergency lighting have their own certificates. The EICR covers the fixed wiring that feeds them.

A large shared house can take 3 to 5 hours. HMOs are priced by bedrooms (1–3 bed £118.99, 4 bed £129.99, 5–6 bed £169.99, plus £89.99 for each extra consumer unit), and the price is fixed in writing before we book.

The changeover planner on our home page shows where your retest date falls against the next changeover.
